How we measure

Sizes are estimates: an AI model reads most of them from the floorplan, and it can be wrong — so can the £/sqft£/m² worked out from them. A few sizes are the agent’s own figure from the advert. Check with the agent before you rely on one.

How often a size is wrong: we have not measured an error rate yet, so we do not quote one. If a size looks wrong, tell us.

“Better value” means a lower rent per square foot. The rank line compares this home with homes of the same number of bedrooms in the same postcode district (or borough), measured in the last 28 days, and only when at least 30 of them have a size. The price for each person is the rent divided by the bedrooms, a guide only.
