These terms apply when you use the GaffFinder website or the GaffFinder Telegram bot. GaffFinder is run by The GaffFinder team (“we”). By using the service you agree to these terms. If you do not agree, please do not use it.

What GaffFinder is

GaffFinder is a free service that helps people find a home to rent in London. It collects rental listings that letting agents and landlords advertise online, estimates the size of each home, and lets you search, sort and compare them. The Telegram bot sends alerts about listings that match what you ask for.

What GaffFinder is not

• We are not a letting agent or a landlord. We do not offer, let or manage any home.
• We do not arrange viewings, negotiate, take deposits or rent, or handle money for anyone.
• To view or rent a home, contact the agent or landlord who advertises it, through their own website.

The information can be wrong

Listing information comes from adverts published by third parties. We do not check it. It can be wrong, incomplete or out of date, and a home can be let or withdrawn before we notice. Always confirm the details with the agent or landlord before you make a decision.

Sizes are estimates

Most sizes on GaffFinder are read from the floorplan by an AI model. They are estimates and they can be wrong. The price per square foot (or square metre), and any comparison with other homes such as “below median”, are worked out from those estimates and can be wrong too. Do not rely on them without checking the size with the agent.

Links to other websites

Each listing links to the agent’s website or to the property portal where it is advertised. Those websites are not ours. We do not control them and we are not responsible for what they contain or how they use your data.

Using the service

You may use GaffFinder to look for a home for yourself or for people you know. Please do not:

• try to break, overload or get around the security of the website or the bot;
• copy the site’s content in bulk, or resell it;
• use the bot to send abusive, unlawful or harmful content.

We can limit or stop access for anyone who does.

No guarantee

We provide GaffFinder as it is, free of charge. We do not promise that it will always be available, complete or free from errors. We can change or stop any part of it at any time.

Our liability

As far as the law allows, we are not liable for any loss that comes from relying on information shown by GaffFinder, or from your use of websites we link to. Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that the law does not allow us to limit.

Changes to these terms

We can change these terms. The date at the top of this page shows when they last changed.

Law

These terms are governed by the law of England and Wales, and the courts of England and Wales can decide any dispute about them. If you live in Scotland or Northern Ireland, you can also bring a claim in your local courts.
